A self-storage glossary.
Twelve terms that keep coming up in conversations about running a facility — from occupancy to churn, briefly and concretely.
- Access block
- Automatically withdrawing a tenant’s access to the gate or the unit when a payment is overdue, restored once it is paid.
- Access code
- The PIN a tenant uses at the gate or keypad, issued automatically when the contract activates.
- Access delegate
- An additional person the tenant grants access to the site, with their own credentials and an expiry date.
- Churn
- The share of contracts that ended in a given period, against the contracts active at the start of it.
- Contract e-signature
- Signing a rental contract through a link, with the time, IP address and browser recorded as evidence.
- Deposit versus first instalment
- The deposit is money held as security and returned; the first instalment is rent earned for the first period.
- Dunning
- The sequence of automatic reminders and consequences applied when a payment is late.
- Dynamic pricing
- Raising the rate for new rentals automatically once the number of free units of a given type falls below a threshold.
- Electronic invoicing
- Filing invoices through a country’s official electronic system, where local law requires it.
- Occupancy
- The share of units that are rented, against all rentable units at a facility, at a given moment.
- Recurring payment
- Charging a saved card automatically on each billing date, without the customer doing anything.
- White-label
- The rental website and customer portal running on your own domain, with your logo and colours; the customer never sees the software vendor.
