Access block
Automatically withdrawing a tenant’s access to the gate or the unit when a payment is overdue, restored once it is paid.
An access block is the point where a reminder stops being a request. When a payment passes an agreed number of days overdue, the system withdraws the tenant’s access — to the gate, to the unit, or to both, depending on the scenario the operator sets.
What matters is that the block is automatic in both directions. It is applied without anyone deciding case by case, and it is lifted the moment the payment is recorded, without the tenant having to phone anyone or wait for office hours.
An example. A scenario sends an SMS three days before the due date, an email on the day, a chaser three days after, and blocks access on day ten. A tenant who pays on day twelve at 11 p.m. is back inside the gate within minutes, without a call.
Used well, a block is a collection tool rather than a punishment: in practice most tenants pay within hours of losing access, and the operator never has to make the awkward phone call.
